How this estimate is worked out
- The building is insured for what it would cost to rebuild, which is built-up area multiplied by the construction rate. Land is not insured, because it is not destroyed by fire or flood.
- Market value is the wrong figure: it includes land and location, and would make you pay for cover you cannot claim.
- If you insure for less than the true rebuild cost, many policies reduce claims in proportion. Insuring the full value avoids this.
- Tenants insure only their contents and valuables, since the owner insures the structure.
- For apartments, check whether the housing society already insures the building structure, and insure your contents and interiors.
